Cadastral Information

Under the Ministry of Economy and Finance, it maintains the physical, legal, and economic description of all real estate properties. Its function is to provide administrations with information on census, ownership, and cadastral value for tax management purposes (such as property tax, IBI). The registration of all real estate properties is mandatory.

PROPERTY REGISTRY

Under the Ministry of Justice, its main responsibility is to protect registered rights against third parties. Registration in the Registry is voluntary.
It is often found that the areas listed in the Cadastre and the Registry do not match, making it necessary to coordinate them through a new georeferenced topographic measurement to correctly delineate the property.
Pelegrín Topografía addresses all these issues. Our work involves analyzing the information gathered by both agencies, along with any relevant property documentation (such as deeds, plans, contracts…), and performing a GEOGRAPHICALLY REFERENCED TOPOGRAPHIC SURVEY on-site, which allows us to unify data, correct errors, and resolve the legal status of any property in accordance with the Articles of the Mortgage Law.

Each project includes research, locating documentation and properties, topographic surveys, boundary staking, and even contacting neighbors. The goal is to provide a Technical Expert Report for court use or a plan with georeferenced coordinates for deeds, featuring the ALTERNATIVE GRAPHIC REPRESENTATION; as well as the GML files now required by notaries to formalize deeds, update the Cadastre, and coordinate with the Property Registry. Additionally, we provide the Cadastral Validation Report and its CSV code.

Large vineyard plantations are studying ways to increase yield by analyzing crop alignment based on actual boundaries, terrain slope, runoff, wind direction, and the arrangement of vine rows, improving vine distribution. Know the actual area and boundaries of your property and your crop.

Boundary delimitation of parcels with neighbors. Neighbors are notified, and a record, report, and plans are completed. Property boundaries are determined on-site, and changes are submitted to the Cadastre to reflect the agreed modifications.
The demarcation and marking of municipal boundaries is crucial for any actions within the territory, as well as for defense against potential encroachments. There is cartography and documentation dating back to 1920 that shows boundary lines between municipalities. Based on this information, it is possible to determine the boundary line between two municipalities and clarify uncertainties about certain occupied or disputed lands.

Engineering and Works

  • Know the actual area and boundaries of your property to avoid potential issues in a sale, expropriation, inheritance, CAP subsidies, or vineyard management.

  • A project begins by designing on the topographic survey of the actual terrain. Surface areas, roads, parcels, and all installations are calculated. Section, profile, slope, contour, and elevation plans are created. Measurements and earthwork volumes are calculated.

  • The staking report initiates the project, including expropriations, structure layout, pipes, sidewalks, utilities, pavement packages, or parcel boundaries.

  • At the end, works are verified with Technical Assistance to ensure that what was designed in the plans aligns with what has been built in reality, preventing errors, encroachments, or the need for costly modifications.
  • Roads, airports, structures, bridges, tunnels, buildings, housing, parking lots, wineries, theme parks all require quality TOPOGRAPHY for proper functionality.

  • Measurements and volume calculations in quarries and landfills allow for precise production quantification. At the same time, mining progress is graphically monitored, and future investments in neighboring parcels are anticipated. Each quarry's cartography, globally referenced, tracks all operations conducted within its territory.

  • Landfills and earthworks. Volumes affected are calculated to quantify production.

  • Bathymetry in rivers and reservoirs, to map and study the topography of riverbeds in existing channels and prevent hazardous flooding.
  • Conduits, WWTPs, irrigation systems, and canals. Having cartography and different data, such as slopes, capacities, and coverage areas, allows for the design, location, and study of watersheds for better water management.

  • Expropriations, Land Readjustments, Industrial and Urban Developments. We work from initial data collection, measuring each parcel, through the design of parcels and services, to boundary demarcation on the ground for new parcels.

  • We assist in electric line projects by collecting data on where to draw the electric line path. This includes representing the installed lines to view their trajectory and clearance relative to the terrain.
